JFK&M provided MEP/FP design services for the construction of a new office building at 43 Gatehouse Road in close proximity to the Client’s existing offices. An existing building was demolished to allow for the new building. A covered walkway was designed to span between 43 Gatehouse Road and 72 Cummings Point Road.
The new building is approximately 22,000 gross square feet and is comprised of 2 levels of above grade business occupancy at approximately 7,600 sf each and a 7,700 sf below-grade parking garage for approximately 20 parking stalls. The parking garage has access from a surface parking lot with approximately 43 parking stalls.
JFK&M worked in close coordination with the architect and local officials in order to design the required roof top equipment meeting client and zoning requirements. We worked with the acoustical consultant to achieve the necessary sound restriction for this area. A ventilation system was designed to meet code regulations for the below-grade level garage areas.
JFK&M coordinated with the local utilities and the project civil engineer for all MEP services required to be brought to this new building. Generally, this included all sanitary, gas, domestic water service designs, and the electrical utility services. JFK&M designed heating and ventilation systems (MEP Designs) for the cross connect bridge including life safety, sprinkler, fire alarm and emergency egress and exit lighting systems design. JFK&M also coordinated a cross connect of data services via conduit to the 72 Cummings Point Road Headquarters facility.
The building was constructed in two phases. In order to accommodate the Client’s schedule, there was an early release within the core and shell package for foundations and site/civil work.
