JFK&M provided HVAC, electrical, fire alarm, plumbing, medical gas, and fire protection (MEP/FP) consulting engineering services for the construction of a new 179,000-GSF Ambulatory Care Building located at 1133 York Avenue. Completing construction in 2017, the program of the 15-story, LEED Silver certified facility includes:

 

  • 12 operating rooms on floors 7-9 including robotic surgery
  • Pre-op and post anesthesia care units (PACU)
  • CPD & clinical lab areas, a 627-SF pharmacy
  • Lounge/café/hoteling & administration areas/business & conference centers
  • Oxygen gas bulk storage facility
  • Mechanical spaces on floors 2 & 15
  • 2 emergency generators

The project included installation of three new 300-ton, gas-fired high pressure steam boilers along with designing the associated gas piping, high pressure steam piping within the new boiler room and the building-wide steam distribution system. JFK&M researched and proposed several possible equipment configurations that would significantly reduce the boiler plant cost. The selected boilers have a value of approximately $2.5 million.

The project required the design of a new hybrid chiller plant consisting of a one 300-ton gas engine driven chiller and two 300-ton electric centrifugal chillers.  The chiller plant includes primary variable pumping system, cooling towers, filtration, and all associated condenser and chilled water piping. Two 1500-kW generators were added, designed with all associated electrical distribution and switchgear for the building. JFK&M designed the fire alarm system as a high-rise fire alarm system. Located off the main lobby, the Fire Command Center, monitors and controls all elements of the voice communication system.  Other attributes of the project include the addition of a smoke purge system and a stair pressurization system as well as speakers, which are controlled at the lobby desk and located throughout the facility, to alert occupants of evacuation and safety procedures.

The project achieved its goal of LEED Silver. The construction cost of the facility $311,000,000 and the project was completed in January 2017.
